Your Home May Be Repossessed If You Do Not Keep Up Repayments On Your Mortgage

What is a Self-Build Mortgage?

Unlike traditional mortgages, where funds are released in a lump sum that is used to buy an existing property, self-build mortgages are designed specifically for those who want to build their own home and funds are released in stages as the construction progresses. This means you have the necessary capital at each phase of the building process, from purchasing land to laying the foundation, erecting the structure, and completing the home.

Example – A loan of £200,000.00 to be released in stages on confirmation that the following stage has been completed:

£25,000 – Foundations
£43,750 – Wall plate level
£43,750 – Roofed
£43,750 – Plastered
£43,750 – Completion (plumbing and electrics have been installed along with fitted kitchen and bathroom.)

Your mortgage repayments only start once you borrow the first staged amount. In this example, you would make repayments on £25,000. Once you reach wall plate level and borrow an additional £43,750, then your repayment amount would increase accordingly, and so on, until completion.

By releasing funds in stages, you and your mortgage broker can ensure that the project is staying on track financially, which allows you to more effectively manage your budget and make payments towards supplies and labour. This phased approach can provide you with added peace of mind, too, as lenders will conduct progress checks before releasing the subsequent instalment of funds – helping to ensure that work is completed to a satisfactory standard at each stage.

Prior to the completion of the final stage payment, an inspection will be carried out by the bank’s surveyor in order to release the funds. Other stages may be released subject to receipt of a professional consultant’s interim certificate, which is issued by your architect.

Cost Efficiency

Self-build projects can potentially lower costs compared to buying an existing property. By managing the build yourself and making strategic decisions about materials and labour, you can control expenses more effectively. Additionally, the value of the completed property may exceed the total cost of construction, offering potential financial benefits in the long run.

Eligibility and Requirements

Embarking on a self-build project is an exciting endeavour, but securing a self-build mortgage requires meeting specific eligibility criteria. Understanding these requirements will help you prepare adequately and increase your chances of approval.

To qualify for a self-build mortgage, you generally need to meet certain criteria:

  • Proof of Identity – a current passport or driving licence
  • Proof of Address – a bank statement or utility bill dated in the last 3 months
  • Proof of Income – if employed, please supply the previous 3 months’ payslips. If self-employed, previous 2 or 3 SA302s and Tax Year Overviews
  • Financial Details – latest 3 months bank statements and details of current commitments such as car finance, personal loans, and credit cards
  • Property information – planning permission, coloured site map, plans, and cost of build

Meeting these requirements not only demonstrates your financial stability and commitment to the project but also reassures lenders of your capability to complete the build successfully. Being well-prepared and organised from the outset can streamline the mortgage application process and set a solid foundation for your self-build journey.

Self Build Mortgage Deposit

In Northern Ireland, it is extremely common for clients to already own the site outright before applying for a self-build mortgage, often through a gift from parents or a previous purchase. The value of the site typically serves as the deposit, eliminating the need for additional savings toward the mortgage application. However, clients must have sufficient savings or funds available to lay the foundations before the first stage of the mortgage is released.

More often than not, clients have already laid the foundations to adhere to planning permission requirements, meaning they do not need a deposit or additional savings. Once the mortgage is approved, funds can potentially be released based on the combined value of the site and the existing foundations. The deposit criteria for self-build mortgages can be quite complex and vary depending on your individual circumstances. Please get in touch if you have any questions regarding your deposit requirements.

Self-Build Mortgages for Renovation

Interested in renovating your home? Renovation mortgages work in a similar way to self build mortgages. If you already own a property, money can be released in stages, typically one or two stages depending on how much work is required for the renovation, and no deposit is required as the equity held within the property will act as one.

If you are purchasing a property or it is not yet completed, you’ll need a 20% deposit for the purchase, and additional funds can be released in stage payments. Similarly to self-build mortgages, you will need a budget estimate for the cost of the build, building plans and planning permission, and a professional consultants certificate at the completion of each stage before the next funds are released.
